Should Landlords Include Bills in Their Rent?

Recent research by Rightmove has found that ‘bills included’ is now one of the most popular search terms used by prospective tenants.

So what are the pros and cons of offering bills included as standard practice?

PROS

Attract more tenants

Paying a single monthly amount could appeal to many tenants, especially students and first-time renters.

Fewer disputes 

At the end of a tenancy, landlords won’t have to read meters, change account holder names or dispute unpaid utility bills.

CONS

Less income 

You must check the rules about charging for utilities if you are offering an all-inclusive rent, as you may not be able to pass price increases on to tenants. That means if utility costs rise, you’ll have to cover the increase.

Bill liability 

If a tenant fails to pay up, you’ll lose out on rent and have to cover the bills. Although your tenancy agreement can protect you against such losses, you’ll be out of pocket in the short term.
