JC Property Management, Sales & Lettings are a member of the Property Redress Scheme.

Our Full Management Service:

Here at JC Property, we provide landlords with a three tier management structure, enabling the landlord to choose additional services, these are as follows;

  • Gold : 15% pcm
  • Silver : 12% pcm
  • Bronze : 10% pcm

Our Bronze tier includes the below services, for our Silver and Gold tier management services, please feel free to contact us to discuss:

  • Full Marketing
  • Introducing a Tenant (s)
  • Negotiate terms for an initial tenancy
  • Independent tenant assessment
  • Prepare tenancy agreement
  • Collect initial months’ rent and deposit
  • Provide tenant with method of rental payment
  • Deduct any pre-tenancy invoices
  • Register deposit as/if required
  • Review the rent and negotiate any subsequent renewal of the tenancy
  • Advice on legal compliance
  • Undertake inspections and report to Landlord
  • Arrange maintenance and repairs and arrange payment of invoices (subject to charges below)
  • Hold keys throughout tenancy
  • Serve appropriate notices
  • Handle return of deposit and any disputes
  • Advise all relevant utility providers of changes
  • Dedicated property manager
  • Landlord Seminars

LETTING SERVICE / TENANT FIND: Only £295.00(£195.00 - With Full Management)

Includes:

  • Prepare tenancy agreement documentation
  • Collect initial months’ rent and deposit
  • Provide tenant with method of rental payment
  • Deduct any pre-tenancy invoices
  • Advice on legal compliance
  • Landlord Seminars

RENT COLLECTION: 9% per calendar month

INCLUDES the LETTING SERVICE:
And:
  • Collecting the rent and make payment to Landlord
  • Chasing non-payment of rent or any possible shortfalls
Additional Non-Optional Fees and charges (irrespective of level of service)
  • Tenancy Renewal Fee: £35.00
  • Advice on current rent, contract negotiation, amending and updating terms and arranging a further tenancy and agreement.
  • Inventory Fee: Between £75.00 and £125.00 at check in.
  • (Dependent on the number of bedrooms and/or size of the property and outbuildings)
  • Additional property visits: £25.00 per visit
  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit
  • Checkout Fee: £0.00 for managed properties only, £25.00 for other.

Agree with tenant check out date and time of appointment; Instruct inventory provider to attend; negotiate with landlord and tenant any disbursement of the security deposit, return deposit as agreed with landlord and tenant to relevant parties; Remit any disputed amount to Scheme for final adjudication; Unprotect security deposit;

Instruct contractors; obtain quotes; organise repairs /replacement/cost of any broken or missing items.
